Your home inspection will conform to the Florida Association of Building
Inspectors (FABI) Standards of Practice.
The purpose of the inspection is to provide you with information about the
condition of Systems and components of the house at the time of the
inspection, with a focus on defective conditions and safety issues. A
typical inspection involves the following steps.
1. The inspector arrives at the property, explains
what is going to take place, and asks about any special conditions, or
requests. You are presented with an inspection agreement, describing the
scope of services for your review and signature.
2. While you review the inspection agreement, the
inspector makes a fast assessment of the property to determine the best
sequence for the inspection, relative to the specific property.
3. The actual inspection takes place. (You should
be present) The inspection involves visually inspecting many systems and
components (unless otherwise excluded by the ASHI/FABI Standards)
including:

Doors and Windows
Driveways/Sidewalks
Decks/Porches/Patios
Roof/Soffit/Fascia
Plumbing/Water Heaters
Kitchens & Baths
Cabinets & Counter Tops
Electrical System
AC/Heating System
Floors/Walls/Ceilings
Interior Rooms
Insulation And Ventilation
Attics and Crawl Spaces
Gutters/Down Spouts
Appliances
Fireplaces/Chimneys
4. A final assessment of the property is concluded, and the inspector will
discuss any key findings and answer any questions you may have. You will
receive the report onsite following the inspection.
